Approach to Environmental Real Estate Certification
We consider sustainability initiatives to be a key management priority in our real estate revitalization and development business, and are promoting efforts to reduce our environmental impact and help address social issues. As part of this commitment, we actively acquire environmental real estate certifications such as "BELS (Building Energy Efficiency and Labeling System)", "DBJ Green Building Certification", and "CASBEE (Comprehensive Assessment System for Built Environment Efficiency)". We strive to demonstrate the high environmental performance of the properties we hold through objective evaluations by third-party organizations and to communicate this performance to our stakeholders.
Target and Result
To steadily enhance the environmental and social performance of our revitalized and developed real estate, we have established a target for acquiring environmental real estate certifications starting in FY2026. The target and progress are as follows.

Acquisition of Environmental Real Estate Certification for Fixed Assets
The track record and progress of acquisition of environmental real estate certifications for fixed assets are as follows. We are promoting the continuous acquisition of environmental real estate certifications for the Tosei Hotel COCONE series we operate, most recently acquiring DBJ Green Building Certification for COCONE Asakusa-Kuramae in September 2026.

DBJ Green Building Certification is a certification system established by the Development Bank of Japan (DBJ) in April 2011 to serve as a bridge between businesses, financial institutions, and investors through the evaluation of environmentally and socially conscious real estate. In addition to the environmental performance of the building, the program supports ESG initiatives for existing buildings through a comprehensive evaluation that includes consideration of the social demands of the various stakeholders surrounding the property.

BELS (Building-Housing Energy-efficiency Labeling System) is one of the third-party certification systems based on the "Guidelines for Energy Efficiency Labeling of Buildings (Guidelines for Labeling Energy Consumption Performance of Buildings)" established by the Ministry of Land, Infrastructure, Transport and Tourism.
